Scope
We were engaged by the Humich Group to undertake an economic analysis for the proposed Oakford Village development to determine the projects viability. This included estimating the retail and community infrastructure related floorspace needed to support the development, undertaking a Retail Sustainability Assessment and estimation of direct and indirect employment created by the project.
Approach
We began this project by undertaking catchment analysis and calibrating our Retail Gravity Model to reflect population as it changes over time at the development. We used this model to test and determine the appropriate provision of retail and social infrastructure floorspace needed to support the development. We then estimated Oakford Villages potential to accommodate this infrastructure and recommended the type of social and community infrastructure that should be developed at the site. We used Input-Output modelling to determine the number of FTE employment opportunities likely to be created in the construction and operational phases of the development.
Outcome
Our analysis gave the client retail floorspace recommendations for different stages of the development, identified numerous types of social and community infrastructure that could be supported by the development and ultimately concluded that the development would not significantly impact surrounding activity centres and would benefit the Shire of Serpentine-Jarrahdale.
